                           Question; What types of Inspections do I need and Why?                                                .

 

    *  First thing you need to know is what type of purchase is the home? New or Re-Sale=Age?     .

 

    *  Second thing you need to know is what will your potential new Insurance Company request of you regarding Insurance Inspections based on the age and type of the home you are purchasing.

 

   *  Most Homes over 30 years old will need to have a 4-point inspection or Roof Certification.              .

Buyers Pre-purchase Inspection

Our full home inspection includes homes of all sizes including, condominiums, villas, town-homes, duplexes/triplexes, modular homes and mobile homes. 

 

Pre-Listing Inspections or Seller Inspections

Your home may look great but have serious technical, safety or functional issues present that you are not aware of.  This inspection is to help the seller prepare their home for marketing.  This allows them to make the repairs.  Also, disclosure up front and pricing of the home based on the disclosure may allow a higher net sales price for the home seller.

New Construction Inspections

These inspections are performed at the completion of construction, but prior to your final walk through with the builder’s representative or superintendent.  It is a good idea to verify that utilities (gas, water, and electric) have been turned on by you or by the builder, depending on the builders policy.  This inspection should be scheduled a day or two before your final walk through with the builder.  This will ensure that most, hopefully all, last minute items listed on the inspection report have been completed prior to your walk through inspection.

 

Pre-Warranty Expiration Inspection

Warranty inspections on performed during the 11th month of your 1-year builder warranty.  This inspection is to verify that proper building techniques were used and that the various components of the home were properly installed.  These are things that you may not see day to day living and use of your new home.

Most homes over 30 years old need this; 4-point Insurance Inspection may be requested by the insurance company in order to obtain a new policy or to renew an existing policy.  They require the (1) roof, (2)electrical, (3)HVAC (heat, ventilation & a/c) and (4)plumbing inspected.

 

Any home can have this done; Wind Mitigation Inspection could offer you a discount on your insurance premium with some insurance companies in Florida.  To receive this discount you must submit a Uniform Mitigation Verification Form to them. Ask to learn if your home qualifies.

 

Most homes over 30 yrs old, and Many Mobile homes need this; Roof Certification Report this may be requested by the insurance company in order to obtain a new policy or to renew an existing policy. They require the roof only be inspected for type, condition/defects and estimated remaining life expectancy.
